Obtain and review with you, condo rules, resale certificate, budget, financial statements and other condo docs
Provide names of real estate closing attorneys whom past clients were happy using
Explain title insurance and how to obtain it
Make sure the Fire Department issues the required smoke & carbon dioxide alarm certificatea
Work to insure that any tenancies, leases and rental deposits are disclosed and properly transferred
Request and prepare any addendum and/or extension
Coordinate closing time and place
Confirm that you have obtained homeowner's insurance
Furnish contact information for suppliers of electricity, gas, water, cable, telephone
Provide names of reliable contractors, movers
Verify security system, current term of service and whether owned or leased
Explain availability of optional home warranty
Arrange for, and attend with you, a final walk-through inspection on closing day
Negotiate to have corrected any deficiencies found during final walk-through inspection
Request copy of Closing Documents from your closing attorney
Receive & carefully review closing figures to ensure their accuracy
Confirm that your earnest money deposit is properly credited to your purchase
Attend your closing with you
Handover the keys to your new home after a "no surprises" closing
