What does this mean for you as a Buyer?
There are more buyers than there are homes to buy. This dynamic produces competition between buyers which drives prices upward. Heightened competition also means homes sell very quickly - - often within the first week. Sellers typically receive multiple offers, bringing the final sale price above the list price.
Homes are sold to the buyer with the strongest, most compelling offer.
Of course more MONEY makes an offer more compelling. You certainly don't need my advice to implement this, very expensive, buying strategy - - any Realtor will do.
In this market, most good offers fail (even those well above the list price). For the losing buyers, this is a very disappointing outcome, especially after being patient, waiting for the right house and making what is believed to be a solid offer. It is even more disheartening when losing a bid more than once!
